When you are a commercial real estate investor you own property that companies use to host their business. They will generally rent the property from you for a specific amount of time. This is different than residential real estate where you would specialize in family homes.

When you’re an investor you will purchase the property and rent it to businesses. Your hope is that you develop a portfolio of properties that will be assets for you. Your job will be to manage and maintain these assets. When you have enough of them you can outsource or higher workers to cover things like property management.

Before you get to that point you need to dip your toes in the water. One great way to do that is to get a mentor. When you have a mentor it will be easy to follow their suggestions, go over possible deals with them, and come out ahead. These mentors will sometimes just take a percentage of your profits, which means you won’t have to pay out money upfront.

Be sure that you study the commercial real estate in your local area. Every single location is different, and one market might be running hot while another is ice cold. You can examine recent commercial deals to see what your chances of success are.

After you’ve studied up and examined the market you need to find your first property. You should plan your offer well, and make it something that the soon-to-be-previous owner simply can’t turn down. Get everything in order and you will have secured a great real estate deal.

Commercial real estate investment is an amazing way to move up the ladder of real estate asset owners. It is different than residential real estate, and it comes with its own perks and downsides.
